What we write here
General liability that covers walk treatment as well as plowing, commercial auto for trucks working tight lots, certificates and contract review for many small clients, workers' compensation for seasonal walk crews, contractor's equipment and umbrella limits. Coverage depends on the policy's actual forms and endorsements.

Plan for Sleet as Well as Snow

During the January 25, 2026 storm, the National Weather Service station at Newark Airport reported nine hours of sleet (ONJSC January 2026 recap, February 7, 2026). Sleet changes the job. It packs into a dense layer the blade rides over, it takes more material to break, and once foot traffic polishes it, entrances and ramps turn to ice.

Downtown, the walk can be a bigger exposure than the lot. Picture a storefront entrance, a bus-stop corner, or the ramp at a medical office: plenty of pedestrians and very little margin for a glazed patch. If you treat walks, your general liability policy has to describe that work. Some policies written for contractors or landscapers limit or exclude snow and ice operations, so read the description of operations and the endorsement list, not just the declarations page. See how we write sidewalk and salting crews.

Who owes what on a sidewalk depends on the property, the town and the contract. Our guide to New Jersey snow and ice liability explains the general rules; for a specific claim, talk to your own attorney.

Tight Lots and Nowhere to Put It

Hudson County packs 305.6 business establishments into each square mile of land, by our arithmetic from Census County Business Patterns 2023 and the 2023 Gazetteer. You feel that density in the lots you plow: short drive aisles, parked cars that never move, loading docks, bollards, garage ramps and building corners inside a blade's width.

Property damage becomes as real a risk as a fall. A blade catches a parked car's bumper. A pusher cracks a curb. A pile stacked against a fence leans it over by March. Which policy answers depends on what did the damage:

  • A plow mounted on an insured truck is usually an auto exposure, so the commercial auto policy is where that claim starts.
  • A skid steer or loader is usually treated as mobile equipment, which puts its damage under general liability.
  • Snow you store on a neighbor's side of the line can become a liability claim on its own.

Coverage depends on the policy's actual forms and endorsements, which is why we read the auto and liability policies together instead of one at a time.

Many Small Accounts, Many Certificates

The largest ZIP codes here by establishment count are small on the map and large on the Census rolls: Hoboken 07030 with 1,623 establishments, Union 07083 with 1,602, Newark 07105 with 1,525 and Jersey City 07302 with 1,470 (ZIP Code Business Patterns 2023). A single route can stack a dozen storefronts, a church lot and two apartment buildings into one night.

Any of those clients may want a certificate, and some will want their landlord or management company named as well. Where your carrier offers it, a blanket additional insured endorsement can extend that status to every client whose written contract requires it, so you aren't adding names one at a time in January. Read the wording, though: blanket endorsements usually need the written contract to exist before the loss.

In a city route, the paperwork scales with the doors, not the acres.

Crews matter here as much as trucks. If your walk crews are seasonal hires, every one of them belongs in your workers' compensation payroll estimate, whether they work two storms or twenty.

Essex, Hudson & Union Questions

Does my policy cover salting walks as well as plowing lots?

Only if the policy says so. Check the description of operations and the endorsements on your general liability policy. Some contractor and landscaper policies limit or exclude snow and ice work, and walk treatment is part of that work. Send the policy and we'll find the line that decides it.

My blade hit a parked car in a tight lot. Which policy pays?

Usually the commercial auto policy, when the plow is mounted on an insured truck, because the damage came from using the truck. Damage from a skid steer or loader usually falls under general liability instead. The forms decide, so report it right away and keep the photos and your service log.

Which snowfall figure applies to Hudson County?

The Harrison station in Hudson has a NOAA 1991–2020 normal of 28.2 inches a year (provisional). Newark Liberty Airport, which ONJSC reports for Essex and Union, has a standard normal of 31.5 inches. Neither is a county average; each is one station.

Do I need a separate certificate for every building on my route?

You need one for every client whose contract asks for it. A blanket additional insured endorsement can cut the endorsement work, but each client still usually wants its own certificate in hand. We issue them once coverage is bound.
